About Strattly
Strattly is an independent land introduction business working with landowners, developers and land promoters across the UK.
We operate from the earliest stages of a potential land opportunity. If you have received a letter from Strattly, it is because we have identified your land through a desktop review and believe it may have development potential.
From there, we speak directly with landowners to understand their circumstances and objectives, whether that is maximising value or pursuing a quicker route to sale. Using this information, we approach a targeted shortlist of developers and land promoters who are active in that specific market and capable of delivering the outcome the landowner is seeking.
Any interest or offers received are presented in full to the landowner. We remain neutral throughout the process, with no preference for any party. Developers who proceed do so in the knowledge that Strattly’s fee is payable by them on completion, and landowners incur no direct cost.
While Strattly is not a retained agent and does not provide formal planning or legal advice, we remain involved throughout the process - helping landowners understand the offers received, facilitating meetings where helpful, and acting as a consistent point of contact as matters progress through heads of terms and into legal documentation.
Our role is to save time, remove unnecessary friction, and ensure the right parties are brought together early, transparently and on appropriate commercial terms.
What We Do
Strattly identifies land with development potential and introduces opportunities to appropriate housebuilders and land promoters.
Our focus is on residential and strategic land, including:
Strategic sites with medium to long-term planning potential
Immediate or near-term residential development opportunities
Land identified through draft local plan allocations, SHLAA submissions, or sites with residential potential that has not yet been formally recognised
Opportunities where planning history, ownership or site context requires a measured and considered approach
We contact landowners directly and assess each opportunity on its own merits. Sites are not circulated widely or speculatively. Instead, opportunities are reviewed, positioned and introduced selectively, ensuring they are put in front of parties with a genuine interest and the capability to progress them.
How We Engage with Landowners
We specialise in early, discreet engagement with landowners to understand their objectives, constraints and long-term ambitions.
There is no obligation to proceed and no upfront financial cost to landowners. We are remunerated by development partners only, and only where a transaction successfully progresses. This ensures landowners retain control and flexibility throughout the process.
Independence & Objectivity
Strattly is not a housebuilder, land promoter or planning consultancy.
We are not tied to any single developer or delivery model, which allows us to take an impartial view and identify the most appropriate partner for each site. This independence is fundamental to how we operate and enables balanced, commercial discussions that work in practice rather than just on paper.

Each opportunity is approached individually, with introductions made only where there is a clear alignment between the land, the delivery partner and the landowner’s objectives. This ensures discussions are focused, proportionate and commercially realistic from the outset.

Our Role

Our role is not to control land or dictate outcomes, but to ensure opportunities are presented properly, expectations are realistic, and discussions progress on informed terms. We work early, often ahead of formal marketing or plan-making stages, to ensure land is well positioned when decisions are taken.

These relationships allow us to introduce land to parties who can demonstrate credibility, technical capability and a realistic approach to delivery, rather than simply those offering the highest headline terms.
